Moving in Dubai Marina

Dubai Marina is a high-rise district built by Emaar around a man-made canal that runs roughly three kilometres along the coast. Almost every home here is an apartment: studios and one-bedrooms in older mid-rise blocks near Marina Walk, larger units and penthouses in towers such as Cayan Tower, Ocean Heights, Marina Pinnacle and the Phase I towers (Al Mass, Fairooz, Murjan, Mesk, Anbar and Al Yass). A typical Marina job for our crew means flat-packed furniture, wardrobes broken down into panels, and a lot of trips in a service lift.

Emaar is the master developer, and residents in Emaar-managed buildings apply for move permits through the Emaar One app or the Sakani portal, usually with Ejari, Emirates ID and passport copies. Many Marina towers, though, are run by their own building management or owners' association, each with its own forms, deposit rules and permitted hours. We ask for the building name when quoting so we can check whether the service lift needs booking, whether a security deposit applies and whether the loading bay takes a full-size truck or only a smaller vehicle.

Access is the part that needs planning. Trucks come off Sheikh Zayed Road near Interchange 5 or along Al Sufouh Road, where the Dubai Tram runs past the Dubai Marina Mall, Dubai Marina and Marina Towers stops. Internal roads around the canal are one-way in places and get crowded in the evening and on weekends, so we usually schedule Marina moves for the morning and send our closed trucks to the basement or podium loading entrance rather than the lobby drop-off. Moves between the Marina and nearby JLT or JBR are common and can often be finished in a single day.

Almost every Marina move is a tower move, so the service-lift booking sets the schedule. We confirm the slot with building management and bring a crew big enough to keep the lift busy.

Street parking for trucks is tight around the Marina Walk and JBR side, so we use the building loading bay and plan arrival times around it.
