Moving in Downtown Dubai
Downtown Dubai is Emaar's district around the Burj Khalifa and The Dubai Mall, bounded by Sheikh Zayed Road on one side and Financial Centre Road on the other. Housing comes in two very different forms. The Old Town area has low-rise buildings in an Arabic vernacular style, where the buildings are smaller and loading is closer to street level. The rest is high-rise: residential towers and serviced residences such as Address Downtown, Forte, Il Primo and the towers along Sheikh Mohammed bin Rashid Boulevard, the 3.5-kilometre road that loops through the district.
For a mover, the Boulevard is both the way in and the main obstacle. It carries restaurant traffic, tourists and valet queues most of the day, and Doha Street, which feeds The Dubai Mall, can back up badly on weekends and during events at the Burj Khalifa or Dubai Opera. We avoid evening slots in Downtown where we can and plan routes to reach each building's service entrance rather than its lobby. New Year's Eve and large public events can close roads entirely, so dates around them need care.
Permits for Emaar-managed homes are requested through the Emaar One app or the Sakani portal, normally with Ejari, Emirates ID and passport copies, and Emaar asks that any outstanding bills are settled before a move-out permit is issued. Towers usually set out lift booking times and sometimes ask for protective covering on lift walls and corridor floors. Downtown apartments often have expensive furniture, art and large TVs, so many of our jobs here involve crating or extra wrapping, plus wall-mounting and picture hanging by our handyman team once the boxes are in. The Burj Khalifa/Dubai Mall metro station is nearby if you need to send family ahead while we load.

Traffic around the Dubai Mall and Boulevard is heavy in the afternoon and evening, so we usually start Downtown moves early.

Is it a bad idea to move in Downtown at the weekend?
