Moving in Dubai Hills Estate
Dubai Hills Estate is a 2,700-acre master community by Emaar, created as a joint venture with Meraas and built around the 18-hole Dubai Hills Golf Club and Dubai Hills Park. It contains two quite different types of home. On one side are villa and townhouse clusters such as Sidra, Maple, Club Villas, Golf Place, Golf Grove and Hillcrest. On the other are apartment towers and mid-rise blocks, including Park Heights, Golfville and Collective, and branded residences under the Vida, Address and Palace names.
The community is reached from Al Khail Road (E44) and Umm Suqeim Road (D63), with Sheikh Zayed Road a short drive away. Dubai Hills Mall, which has more than 650 shops, sits at the main junction and draws heavy traffic on weekend afternoons and evenings, so we plan our routes around it. Villa clusters have controlled entrances, and the guard will expect the move to be registered before the truck comes through. Apartment buildings typically have a basement loading area and a service lift that needs booking.
Permits for Emaar-managed homes are requested through the Emaar One app or the Sakani portal with Ejari, Emirates ID, passport and visa copies, along with the tenancy start and end dates. Any unpaid bills need to be cleared before a move-out permit is issued. Many homes in Dubai Hills are fairly new, and owners moving into a handover property often need more than transport: assembling new furniture, hanging curtains and mirrors, and sometimes painting before they unpack. Our handyman and painting teams can be booked on the same job. We also move a lot of families between Dubai Hills villas and apartment towers in the same community as their needs change.
What we plan for on the day
Dubai Hills is an Emaar community, so the move permit goes through Emaar and security checks it at the gate. We arrive with the documents your permit lists.
Tell us your building or community, the floor and whether there is a service lift, and we will plan crew size, truck and timing before moving day.

Which roads do moving trucks use to get into Dubai Hills Estate?
Most moves come in from Al Khail Road or Umm Suqeim Road. Traffic around Dubai Hills Mall can slow access on weekends, so we often schedule morning starts. The exact entrance depends on whether you live in a villa cluster or an apartment building, and we confirm that before the day.
Do I need an Emaar permit to move into Dubai Hills?
Generally yes. Emaar-managed properties ask residents to apply through the Emaar One app or Sakani portal with Ejari, Emirates ID, passport and visa copies. Requirements can differ for some buildings, so check the conditions shown in the app when you apply.
