Moving in Umm Al Quwain
Umm Al Quwain lies between Ajman and Ras Al Khaimah, roughly 50 to 70 km from Dubai depending on where you start and finish, and the drive usually takes under an hour. Trucks reach it on Al Ittihad Road (E11) up the coast or on Sheikh Mohammed bin Zayed Road (E311) further inland; both cross Sharjah and Ajman first. That means the hardest part of a UAQ move is the first 30 minutes out of Dubai, not the last stretch. We load in the morning, keep clear of the evening build-up towards Sharjah and the 5:30pm to 8pm truck ban on Emirates Road in that direction, and usually have the truck unloaded by mid-afternoon.
UAQ is quieter and more spread out than its neighbours, and the housing reflects that. Al Salamah has mid-rise buildings and villas near the shoreline. Al Ramlah and Al Riqqah are established residential neighbourhoods. Al Rass covers the old town and the business district along with waterfront property, while Umm Al Quwain Marina offers newer waterfront homes. A mid-rise flat in Al Salamah and a villa near the Marina need different trucks and crews, so we ask for floor levels, lift access and anything stored outside, such as garden furniture or a gym set, when we survey.
The rules change at the emirate line. Ejari does not apply: tenancy contracts must be registered with Umm Al Quwain Municipality, and tenants have faced fines in the past where contracts were not attested. Electricity and water are supplied by Etihad Water and Electricity (EtihadWE), which also covers Ajman, Ras Al Khaimah and Fujairah, so the DEWA account in Dubai has to be closed separately. Get the registered contract first, apply to EtihadWE online with UAE Pass, and give the connection a couple of working days before the furniture arrives.
