Moving in JBR (Jumeirah Beach Residence)
Jumeirah Beach Residence is a single beachfront development by Dubai Properties, made up of 40 towers: 35 residential and five hotels. The residential towers fall into six clusters running west to east along the shore: Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan. Between them they hold close to 7,000 apartments, ranging from one-bedrooms to large four-bedroom units and penthouses, many of them rented furnished or semi-furnished.
Because JBR is managed by Dubai Properties, move permits go through its RealConnect app or web portal. Published guidance says move-ins are allowed Saturday to Thursday, 8am to 7pm, with requests submitted about two working days ahead, and you must use the service lifts. Move-out approval is normally given only once community service charges are cleared, and residents are liable for any damage during the move. Since rules can change, we suggest checking the current conditions in RealConnect before fixing a date.
The Walk and The Beach make the ground level busy with pedestrians, cafés and outdoor seating, so trucks cannot pull up at the tower entrance. Loading happens through the car parks and service areas behind each cluster, and the distance from the lift to the truck can be long. Access is from the road shared with Dubai Marina and the tram, with the Jumeirah Beach Residence 1 and 2 tram stops close by. Winter weekends and holidays bring heavy traffic, so we tend to start JBR jobs early. A common job for us here is a short hop between JBR and the Marina or JLT, or a move-out where the tenant also books our cleaning team so the apartment is handed back in a fit state.

Can I move into a JBR apartment on a Friday?
Dubai Properties' published guidance allows JBR move-ins from Saturday to Thursday, 8am to 7pm, which leaves Friday out. Rules can be updated, so check the current conditions on the RealConnect app when you apply. We will plan your move date and start time to fit the approved window.
Where does the moving truck load at JBR?
Not on The Walk. Trucks use the car park and service access for each cluster, and the crew moves items to the service lift from there. Depending on which tower you are in, the carry from lift to truck can be long, which we factor into crew size.
