Moving in Al Quoz
Al Quoz is two places sharing one name. Al Quoz 1, 2 and 4 are residential, with standalone villas of three to seven bedrooms on plots from around 3,000 sq ft to well over 16,000 sq ft, plus a few apartment complexes. Al Quoz Industrial 1 to 4 holds warehouses, workshops and showrooms, as well as the galleries and studios of Alserkal Avenue in converted warehouses. The whole area sits between Sheikh Zayed Road and Al Khail Road, bordering Al Safa, Umm Al Sheif, Umm Suqeim and Business Bay, with Al Asayel Street and First Al Khail Street among the access roads.
Apartment moves here usually mean one of a few complexes, each with its own management. Al Khail Gate is a large gated complex of studios and one- and two-bedroom flats managed by Dubai Properties, whose communities process move permits through the RealConnect portal or app, typically with Ejari and Emirates ID. Al Khail Heights has about 20 buildings with studios to three bedrooms, plus a small cluster of five- and six-bedroom villas. Wasl Crystal in Al Quoz 4 was developed by Wasl Asset Management. Lift bookings and time windows are set building by building.
The villas are different work. Most are leasehold rentals on residential streets, some with large gardens, outbuildings or extensions, and the landlord is normally the person to coordinate with. Because the industrial blocks are next door, weekday traffic can include lorries and service vehicles, so we plan routes and arrival times around it. Common moves include villa tenants relocating within Al Quoz or to Al Barsha and Jumeirah, and Al Khail Gate residents moving to a larger flat or a first villa. The Red Line runs along Sheikh Zayed Road nearby, and RTA buses stop by Al Khail Gate.
