Moving in Al Furjan

Al Furjan is a Nakheel master community laid out between Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road, with further access from Al Yalayis Street and Garn Al Sabkha Street. It mixes villas and townhouses with low- and mid-rise apartment buildings, so one street can need a four-bedroom villa clear-out while the building around the corner needs a one-bedroom flat moved from a podium car park. Named pockets include Quortaj, with its North African-style villas, the Dubai Style villas, the gated Masakin Al Furjan apartments and newer gated phases such as Murooj Al Furjan and Tilal Al Furjan.

Paperwork is the part that catches people out. Nakheel Community Management handles move-in and move-out permits through the My Nakheel app or website, and its guidance is to apply at least 24 hours ahead with Ejari or a title deed, Emirates ID and the moving company's details. Management also checks that the landlord's service charges are cleared before processing a request. Apartment buildings put up by other developers inside the community, such as the Azizi projects, can add their own building rules on lift booking and loading times, so we check both layers before confirming a slot.

Parking is easier than in the older parts of Dubai. Villas and townhouses have their own driveways or garages, and apartment tenants usually have basement or podium spaces, which gives our closed trucks somewhere sensible to stand. Some parts of Al Furjan are still under construction and the exits are slow at peak hours, so villa jobs here tend to start early. Al Furjan Metro Station on Route 2020 is handy for residents, though it plays no part on moving day. Typical work includes villa-to-villa moves inside the community, families downsizing from a villa to a nearby flat, and moves to and from Discovery Gardens, Jumeirah Park and Dubai Marina.
